Most of the neighbourhood was developed from the 1970s to the early 1980s. The majority (87%) of the construction of residences were completed between this range.
Over half (54%) of the homes in the neighbourhood are single-family houses. Just under a quarter (24%) are townhouses. Apartment numbers (16%) make up the next most common style of property. Five out of one hundred (5%) are said to be duplexes. Recorded in the 2005 municipal census, 68% of all residences are owner occupied with the rest of the units being rented.
The size of the average household in Hillview is 2.9 people. Under half (47%) of the residences house one or two persons. Just under one in five households (19%) have three persons, and just under one in three (30%) have four to five people.
The two schools in the neighbourhood are the John Paul I Catholic Elementary School, operated by the Edmonton Catholic School System. The Edmonton Public School System operates the Hillview Elementary School.
The adjoining neighbourhood of Tawa houses the Grey Nuns Community Hospital run by Convenant Health.
The City of Edmonton carried out a municipal census in 2012, measuring Hillview’s population at 3,447 living in 1,389 dwellings. This was a 8.5% decrease of its 2009 recorded poplation of 2,766. The land area of Hillview is 1.1 km2 (0.42 miles2), having a population density of 3,133 people/km2 in 2012.
